Why we exist

The UK property market spends billions marketing homes, but it tells buyers almost nothing about the neighbourhood. Flood risk, school performance, crime trends, air quality, noise exposure, planning pipeline — each lives in a separate government portal. Most buyers never check them.

Liivable pulls that data into one place. We compute each category as a 0–100 score with a documented weighting, combine them into a headline number, and show our working — which sources, when they were refreshed, and what drives every result. No hidden scoring, no unreproducible “vibes”.

How it works

1. 1Enter a postcode. We geocode it, pull data from 20+ upstream sources in parallel, and cache results for 24 hours.
2. 2We score 22 categories. Each normalised 0–100, compared to national or area-appropriate benchmarks. Missing data is flagged, never invented.
3. 3Composite score. A single headline number with a confidence tier (high, medium, low) so you know how much data stood behind it.
4. 4Personalise. Ten lifestyle profiles re-weight the score for what you care about — families, retirees, first-time buyers, commuters, and more.

What we are not

• Not financial, legal, or environmental advice. Liivable is one input to a property decision. Professional surveys and conveyancing are still essential.
• Not a replacement for a visit. Data tells you a lot. Standing on the street tells you the rest.
• Not affiliated with Rightmove, Zoopla, or any estate agent. We are independent. Our only customers are the people reading the report.
